General Terms & Conditions for Storage Rental

These general terms and conditions govern the rental of storage units and warehouse spaces at Bankeryds Förvaring AB (company reg. no. 559542-2899, Sjöåkravägen 27, 564 31 Bankeryd). The terms apply to both private individuals and business customers.
1. Contracting Parties & Scope
The rental agreement is concluded between Bankeryds Förvaring AB (the landlord) and the customer (the tenant). The agreement grants the tenant the right to use a specific allocated storage unit at Sjöåkravägen 27 in Bankeryd for storing goods during the rental term.
2. Agreement Conclusion & Credit Check
The contract takes effect upon booking confirmation or digital/written signature. The landlord reserves the right to perform standard credit checks and decline rental in case of insufficient creditworthiness or payment default records.
3. Rental Term & Cancellation
The contract runs on a rolling monthly basis with no lock-in period. Termination must be submitted in writing via email to info@bankerydsforvaring.se no later than the 15th of the current month to take effect at the end of that calendar month. Cancellations received after the 15th automatically extend the contract by one additional calendar month.
4. Rent, Payment & Default
Rent is invoiced and paid monthly in advance. In case of late payment, statutory reminder fees and interest apply. If payment is delayed by more than 10 days, the landlord reserves the right to suspend the customer's entry access until full payment is settled.
5. Security Padlock, Keys & Deposit
To ensure highest security and insurance compliance, the landlord provides an approved high-security padlock with matching unique original keys upon check-in. A refundable key/lock deposit is charged upon key collection (specified at booking). The deposit is refunded in full upon move-out when the lock and all original keys are returned in undamaged condition. In the event of lost keys, damaged locks, or failure to return, the deposit is forfeited to cover replacement costs and administration. Only the landlord's approved security padlock may be used.
6. Access & Opening Hours
The facility is open to authorized tenants every day between 05:00 and 22:00 with personal keypad access. Remaining on premises outside these hours is prohibited and may trigger emergency alarms at the tenant's expense. Smoking, open flames, and overnight stays are strictly prohibited.
7. Stored Goods & Prohibited Items
Only dry, solid, and non-hazardous goods may be stored (max floor load 500 kg/m²). Strictly prohibited items include: flammable, explosive, toxic, or hazardous substances (fuels, gas canisters, paint, solvents), weapons and explosives, illegal drugs or stolen property, food/perishables, live animals or plants, and cash or irreplaceable valuables.
8. Insurance & Liability
Stored goods are not automatically insured by the rental agreement. The tenant is responsible for maintaining valid insurance for their property (via home contents insurance or commercial business policy). The landlord is not liable for loss or damage caused by burglary, fire, water leak, or force majeure events beyond reasonable control.
9. Landlord's Right of Access
The landlord does not hold spare keys to the tenant's unit during active tenancy, but retains the right of entry in cases of acute emergency (e.g. fire/water risk), reasonable suspicion of prohibited goods, or upon official police/emergency service directives.
10. Move-out, Cleaning & Abandoned Goods
Upon contract termination, the unit must be completely emptied, swept clean, and the lock returned by 22:00 on the final day. The landlord holds statutory lien over stored goods for unpaid rents. Abandoned goods not claimed within 3 months of written notice will become property of the landlord to be removed or liquidated without compensation.
11. Right of Withdrawal (Consumers)
Private consumers booking online have a 14-day statutory right of withdrawal under distance selling regulations. If the tenant explicitly requests earlier access and receives entry codes/keys before the 14 days expire, the right of withdrawal terminates once storage access has commenced.
12. Privacy & Dispute Resolution
Personal data is processed in accordance with the GDPR and our privacy policy. Swedish law applies. Consumer disputes may be referred to the National Board for Consumer Disputes (ARN). Other disputes are settled by Swedish general courts with Jönköping District Court as the first instance.
